Development Type & Size: 25.18 Acres 20 Residential Towers comprising of 33 Blocks (G+16 Floors). 2613 Apartments of 1, 2, 3 & 4 Bedroom.
Scope: The scope of the project is limited to supply and installation of uPVC windows & doors.
Deliverables: 30,000 uPVC windows comprising 3, 00,000 sq. ft area of the entire 2613 apartments constructed under Bella Vista project.
Stakeholders: Mantralaya Impex team, Prestige Bela Vista team, civil contractors, government authorities.
Resources:
Material :1100 tonnes of German made uPVC profiles5 lakh sq. ft of toughened glass220 tonnes of Galvanized Steel reinforcementHardwares & Sealants as required.

Environmental Analysis: Analysis of the project site is done in partnership with a renowned civil contracting MNC.
Risk Assessment:
Organize supply of raw material inline to ensure consistent supply of finished product.
Control the pricing of the raw material for 18 months.
Ensure strict QC measures for toughed glass during transit
Implementation Strategy : In order to chase the limited time frame and to keep the costs under control, procurement of raw materials were done from about 5 to 6 vendors and the factory was operated in 2 shifts as against its regular working hours of one shift.
Project Planning: 33 blocks were divided into 3 clusters, one cluster comprising 9 blocks, another 19 blocks and final cluster comprising 5 blocks. Each block was further divided into three for prioritising as per clients requirement.
Procurement & Production: Materials were procured & produced based on the priority list given by the client.
Installation & Handover :Installation is first done for the flats followed by the common area & lobbiesOpening is inspected as per the job cardHorizontal level is checked for accuracyVertical plum is checkedOn ensuring correctness of both, frame fixing is done.Followed by shutter with glass fixingSealant is then appliedFinal cleaning is done, protective film is removed and handed over.
Project Review & Approval Process:
Priority list containing the blocks are reviewed and approved by the client.
Preparation of Shop drawings and approval: Detailed construction and fabrication drawings that show the proposed material, type, size and assembly of the parts and how the entire unit will be installed.
Fabrication Approval & Job card: The opening size measurements are taken as per site condition of each and every windows and the same has been confirmed by client with their sign off
Site Survey: Surveyors from both sides visit and check the installation site on the specifications and gives a go ahead.
Challenges Faced:
Procurement of such a huge quantum of toughened glass from India within a short time frame.
Initially the process started off from India but on realizing the challenge, the company was swift enough to shift the order to overseas.
Success Factor:
Winning of the contract for the entire 2613 apartments of the project without losing to other competitors.
Completion of 33 towers in 18 months time.
Lessons Learnt: This project has been a great learning experience for all the departments in the organization and has given us a confidence to take up projects of any size.
